Rental Agreement
This Rental Agreement outlines the terms and conditions for the use of Collective Space – Queen West, a shared initiative by Anandam Dancetheatre and WhyNot Theatre, to support artists and arts organizations with free access to rehearsal and creative space from July 2025 to October 2025.
1. Location
Collective Space – Queen West

2. Space Description
Ground-floor, accessible raw studio space
Wooden sprung marley dance floor 700 sq feet
Basic sound system available
2 accessible non-gendered washrooms.
NO Wi-Fi
Entry ramps and automatic doors for accessibility; internal space suitable for most mobility devices
3. Space Use & Limitations
The space is offered free of charge, but must not be subleased, rented, or used for any other commercial or third-party artistic purposes.
Artists may only use Collective Space – Queen West for their own rehearsals or creative development.
All scheduling and any changes to scheduled times must be confirmed in writing with: Elodie Kyra Teoh – Artistic Producer Intern: artisticproducer@anandam.ca
Please do not assume space availability without written confirmation.
If you fail to use your scheduled time on two occasions without notice, your access will be revoked and the time reallocated to another artist.
4. Usage Guidelines
No unauthorized shoes on the marley floor.
The floor must be swept and cleaned before leaving.
Do not leave any garbage or personal items behind.
The space is shared. If your work involves sensitive content (e.g., nudity, trauma-related work, or work with vulnerable participants), please notify us in advance before booking to discuss potential arrangements.
Artists must treat the space, staff, and co-users with professionalism and care.
Artists are required to credit Anandam Dancetheatre and WhyNot Theatre on their social media platforms, website, or newsletters for any documentation or presentations that arise from the space.
5. Insurance
All artists must carry valid liability insurance for any classes, workshops, or public-facing events held in the space.
Proof of insurance must be provided upon request.
6. Liability & Indemnity
By signing this agreement, you acknowledge that:
You are using Collective Space – Queen at your own risk.
You accept the space “as is”, and will undertake all activity with due regard for safety and property.
You assume full liability for any injury, damage, or loss resulting from your use or that of your invitees of the space.
Storage is available, but must be discussed in advance. Store at your own risk; the company is not responsible for any theft, loss, or damage to your items.
You agree to indemnify and hold harmless Anandam Dancetheatre, WhyNot Theatre, Collective Space – Queen, their staff, agents, and the property owner.
You are responsible for defending and resolving any such claims at your own expense.

8. Parking
There are no free street parking spaces or free parking lots available.
Paid street parking and paid lots are nearby.
9. Acknowledgement & Confirmation
By signing below, the Artist/Organization agrees to all the conditions outlined in this contract and confirms that it understands that breach of these terms may result in the immediate termination of space access.
